Purchase Executive

Property and Asset Management

What this job involves

All purchase activities at the deployed site
Key Responsibilities
Ensure the preparation of all invoices towards tenants (CAM, Rent, Utilities and others.)
Ensure all billing process in timely manner.
Perform all monthly collections.
Generates reports (monthly delinquency, project summaries, vacancy, etc.)
Initiates late payment calls and implements late payment fees, where applicable.
Prepare Balance sheet.
Maintain record of all Invoices.
Make vendor payment in timely manner.
Responsible for Cash flow generation required for Operations.
Liaise with head office (Connaught Place) for rental / collection updates.
Monitor, control and analyze expenditure to the principles of economy and efficiency.
Controls the statutory payments that include filing of Income Tax returns, Service Tax, VAT returns on behalf of the company.
Update MIS (MRI)
Establish and administer estimated/actual pass-through expenses.
Ensure the preparation of year-end expense reconciliation reports and monitors tenant collections/credits.
Monitor collections and coordinates default proceedings
Prepares all financial reports and reviews with CRM/PM.
Assists in annual budget preparation and year-end recoveries.
Maintain MB tracking, Actual VS Budget, Costing sheet & Customer wise collection details.
Processes and tracks all capital payments (leasing commissions, tenant improvements, Property improvements, etc.), ensuring compliance with client required payment directives
Processes monthly bill backs to tenants for all service requests.

Reporting:
You would be accountable to the Property Manager

Will be qualified degree holder with adequate Management experience of 10-15 years in Mall Management Industry.

Thorough knowledge of computers and software using standard or customized software Applications appropriate to assigned tasks
Ability to train, assign, organize, prioritize, motivate, supervise, and evaluate the work of assigned employees and contractors
Ability to use logical and creative thought processes to develop solutions for short term and long-term building systems needs
Ability to develop and monitor budgets
Ability to prepare and present accurate and reliable reports containing findings and recommendations
Ability to comprehend and follow safety rules and regulations
Ability to communicate well with others, both orally and in writing
Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time-sensitive deadlines and emergency situations
Ability and willingness to quickly learn and use new skills and knowledge brought about by rapidly changing information and/or technology
Demonstrate integrity and inventiveness in the performance of assigned tasks.
